Set out below are our standard fees for dealing with the Purchase of a Freehold Residential Property. These fees are based on the value of the Property. These fees do not include any disbursements which may be payable. Details of the Supplementary charges (based on the nature of the parties and the property) and Disbursements can be found later in the page. The fees do not include VAT and are subject to 20% VAT.
The exact final cost will depend upon the complexity of the matter, the number of individuals involved, whether your property is a leasehold or freehold

Liaise with the Buyer's Conveyancer: We will communicate with the buyer's conveyancer and adhere to the conveyancing protocol.
Complete the Sale: We will finalise the sale, pay off any mortgages, and send the net proceeds to you.

Services Not Included in Our Pricing
While our conveyancing service covers a wide range of legal aspects, there are certain services that are not included:
Tax Planning Advice: We do not provide advice on income tax, inheritance tax, or capital gains tax. Clients should seek specialist tax advice from a qualified financial advisor.
Stamp Duty/LTT Minimization Advice: We do not advise on reducing Stamp Duty or LTT liabilities. Clients should consult a tax expert for this information.
Property Surveys: We recommend obtaining a home buyer's or structural survey from a qualified surveyor. We do not arrange surveys on your behalf or review any sections of survey reports other than those relevant to legal matters.
Property Inspection: Our service does not include physical inspections of properties. All information is based solely on Land Registry documents and seller-provided information.
Utility Arrangements: We do not arrange for utilities (e.g., gas, electricity) or heating systems to be tested. Clients should engage qualified contractors for these inspections.
Complex Matters or Additional Services: If unexpected issues arise during your transaction (e.g., title defects), additional charges may apply. We will notify you of any extra costs in advance.
